Whitefish is a wonderful small city located in the County of Flathead, Montana. It is home to Whitefish Mountain Resort, a heavily used ski resort,  and to Montana Real Estate companies who proudly sell homes, condos and many build-able home lots for those looking to build their own custom single family dream home here in this beautiful part of the U.S.

Many visitors to this area dream of being able to build their own home on a piece of property personally picked out and paid for.One of the biggest ‘shocker’ is finding out the amount of time and money that it will take to accomplish their goals.Building the home yourself is complicated to say the least and there are many other aspects to be looked into.Do not underestimate the complications involved with building any project from ground up.If you use a custom home plan, you still have to adhere to the local codes and zoning restrictions.After purchasing a house plan, and maybe a material list, they will still have to be approved by the local building department in your city or town.A favorite destination and passion for many locals is the flathead lake real estate marketplace.

After finding the lot to build on, you need to know where the utility sources are, including sewage line, then get permits so you can do all of the hookups when needed.Much of this needs to be completely checked prior to buying the lot. If you don’t, you may end up buying a piece of land that you wont be able to build a home or anything else on. Make sure the city will allow you to build on the lot.

Once you are ready to start you will have to have all of your labor pool ready to go.You also have to purchase materials like lumber, pipe, concrete, plaster, appliances, etc.Check to be sure that all of this material and other needs are available in the area close to where you are going to be building.We have only covered some of the aspects of building your own custom single family home, and there are many other aspects that we have not covered.The key here is to do your homework first, this is important.
